Meet with a real estate professional
We'll discuss the type of home you're looking for — style, price, location and your timeline.

Get pre-approved
You'll need pay stubs, W-2s and bank statements. Knowing what you can afford is crucial to a successful, focused search.

Search for homes
The fun part. We'll schedule showings, share our honest read on each home, and help you find the one.

Make an offer
We'll provide a market analysis and, based on it, help you decide the price and terms for a competitive offer.

Negotiation
It may take a few rounds to get it just right — but hang in there, you're on your way.

Contract & signing
Attorneys draw up and review the contract, and both sides sign. In New York, attorneys handle this by law — and once it's signed, the deal is fully executed.

Fulfilling the contract
The working period. Your attorney orders title and municipal searches while we move financing, the appraisal and inspections forward.

Clear to close
With contingencies met, your lender issues final loan approval and we schedule a final walkthrough of the home before closing day.

Closing — you're a homeowner!
The transfer of funds and ownership. A title company or attorney acts as an independent third party to facilitate the closing. Congratulations — welcome home.
How our compensation works
Agent compensation is negotiable, and we'll agree on it together — in writing — before we start. In some deals the seller contributes to it; in others it's built into your offer. Either way, there are no surprises, and we'll walk you through every option.

Protect your loan

Financing do's & don'ts

Between pre-approval and closing, small financial moves can put your loan at risk. Keep this list handy — and when in doubt, call us or your loan officer first.

Do not
  • Quit or change jobs. If it's likely, talk to your loan officer and call us first.
  • Let anyone but your lender pull your credit, or apply for credit anywhere else — each inquiry can lower your score.
  • Change bank accounts or move money between existing accounts, or co-sign for anyone, for any reason.
  • Buy — or try to buy — anything on credit: a car, boat, furniture or other real estate. Avoid abnormal charges to your cards or credit lines.
  • Send in late payments or incur late fees on anything.
  • Wait longer than your contract allows to get paperwork and information to your lender.
Do
  • Keep all accounts current — mortgages, car loans, credit cards and more.
  • Contact both your lender and our team any time a question comes up.
  • Make every payment on or before its due date — even on accounts being paid off with your new loan.
  • Get any lender-required funds to your loan officer within 72 hours after the home inspection is complete.
  • Return calls from your agent, loan officer or settlement company within two hours of a message.
