Village of Chester, Sugar Loaf or the town: which is which?

The Town of Chester takes in the Village of Chester, the hamlet of Sugar Loaf, and neighborhoods such as Lake Hill Farms, Surrey Meadows and part of Walton Park on the Monroe line.

Homes inside the Village of Chester pay a village tax on top of the town, county and school bills. Out in the town, private wells and septic systems are common. Both change what a house really costs to own, so we pull the actual tax bill rather than relying on the estimate on a listing.

Sugar Loaf is the oldest settlement in the town, a small hamlet known for its craft shops and galleries.

Which school district is a Chester address in?

More than one. Much of the town is in the Chester Union Free School District, home of Chester Academy, but parts of the town are in Monroe-Woodbury, Florida and other neighboring districts. A Chester mailing address does not settle it. Always confirm the district by the exact address with the district office before you buy.

How long is the commute from Chester to New York City?

Chester sits where Route 17 and Route 94 meet, so drivers reach the Thruway at Harriman in about 15 minutes. Plan on 90 minutes or more each way to Midtown at rush hour.

Train riders use Metro-North's Port Jervis Line from Harriman, which runs to Hoboken with a transfer at Secaucus for Penn Station. Commuter buses also run along the Route 17 corridor to Port Authority.

What should you check on a Chester house before you make an offer?

These are things we look at on almost every Chester house before a client writes an offer. None of it shows up on a listing site.

If you are buying in Chester: where is the room to negotiate?

Less than in Monroe. More than half of Chester houses sold at or above asking over the past year, though that is down from about 6 out of 10 the year before, and houses are taking about a week longer to reach signed contracts.

The room is on houses that have been listed for a month or more. Fresh, well-priced listings still draw quick offers.

If you are selling in Chester: how should you price?

Buyers are taking a little longer than a year ago, so the first two weeks on the market matter. A house priced right at the start sells near asking. A house priced high waits, then gets cut.

Our county pricing study, how should I price my house to sell, shows what happened to houses listed well over their going rate. For timing, see when to sell in Chester. Here is how we market a house once it is listed.

How does Chester compare with nearby towns?

Monroe and Chester are close on price, but Monroe costs more per square foot, while the typical Chester house is bigger and sits on more land.

What this page cannot tell you

These are a year of MLS sales of single-family houses for the whole town. A village colonial, a Sugar Loaf farmhouse and a newer house on two acres all land in the same typical figure. Condition, the school district and whether the house is on a well change the price of a specific house far more than the town figure does. For a number on your house, ask us.
