The luxury real estate market in Orange County NY does not behave like the broader market. The $800K+ segment moves slower, sells closer to list, and varies dramatically town by town in ways that catch sellers (and the professionals advising them) by surprise.

We pulled every closed $800K+ single-family transaction in Orange County over the last two years. 281 sales total. The spread between the strongest and weakest luxury markets is striking, and the lessons matter for anyone selling, advising on, or thinking about a luxury home sale this year.

Which Orange County NY town has the strongest luxury market?

Greenwood Lake is the strongest performer at the $800K+ level. The numbers are striking: a 100.4% sale-to-list ratio (sellers averaging slightly above their asking price), 50% of homes selling above asking, and a 30-day median time on market. The lake-house premium is real and the buyer pool runs deep at the high end.

Warwick Valley is the deepest luxury market by volume. With 62 closed $800K+ transactions over the last two years (the most of any Orange County district), Warwick Valley is the most active and most reliable high-end market in the county. Sale-to-list ratio of 98.8% and 35% of homes going above asking. Sellers there can list with confidence.

Goshen and Cornwall round out the strongest luxury performers. Both have median $800K+ sales in the $899K–$959K range with 96-98% sale-to-list ratios. These are the markets where the buyer pool genuinely supports high prices.

Where is the luxury market struggling in Orange County NY?

Washingtonville is the weakest $800K+ market in Orange County. Sellers averaged a 91.7% sale-to-list ratio (8% below their list price). Only 12% of luxury homes sold above asking. The median time on market was 120 days. Some sat for over a year before going under contract.

The Washingtonville pattern is the most interesting story in the data. Below $450K, Washingtonville performs in line with the rest of Orange County. The luxury buyer pool there is materially thinner than the spec-home build-out suggests, and aspirational pricing has burned a number of sellers.

Pine Bush ($875K median, 112-day DOM) and Newburgh ($870K median, 92-day DOM) also show longer time-to-contract at the high end. These are towns where the entry-level market is healthy but the buyer pool gets thin above $800K.

Why does the luxury market behave differently than the rest of Orange County NY?

Three structural reasons.

First, the buyer pool is materially thinner. At $400K, an Orange County listing has hundreds of qualified buyers in the area looking right now. At $1M, the qualified pool drops by an order of magnitude. Thinner pool means longer time on market, less competition, and less above-asking pressure. That is the same in any luxury market in any region of the country.

Second, the buyer profile shifts. Sub-$500K Hudson Valley buyers are mostly local move-ups or first-time buyers from the metro area. $800K+ buyers tend to be relocations, second-home purchases, or dual-income executive families with specific criteria (acreage, privacy, school district, commute). They are choosier and slower to commit.

Third, mispricing has bigger consequences at the top. An entry-level home priced 5% high will still sell, just slower. A luxury home priced 5% high can sit for six months because the comp pool is thin and the buyers who do exist will see the listing cumulative-days-on-market and discount accordingly. The 11.6% county-wide relisting rate skews higher in the luxury segment.

If your $800K+ home is in Washingtonville, Pine Bush, Minisink Valley, or one of the other thinner luxury markets, accurate pricing matters even more.
