Which town costs more, Monroe or Chester?

Not by much. Over the past year the typical house sold for about $542,500 in Monroe and about $575,000 in Chester. Both are above the Orange County figure of about $490,000.

Chester's typical house is also bigger: about 2,076 square feet on half an acre, against 1,915 square feet on a third of an acre in Monroe. Per square foot, Monroe runs higher, about $288 against $266. That gap carries more than the town. Monroe has more newer homes and smaller lots.

Taxes tilt slightly toward Monroe. Ownwell put Monroe near 2.46 percent and Chester near 2.65 percent. On a $550,000 house, that is roughly $1,000 a year. Village homes in either town also pay a village tax.

Which school district is the better fit?

This is the biggest real difference. Monroe-Woodbury has about 6,378 students. That means more electives, more AP classes and more teams.

Chester Union Free School District has about 931 students in two buildings. Classes and teams are smaller. Neither is better. It depends on your kids.

One warning for both towns: the town line is not the school line. Parts of the Town of Chester go to Monroe-Woodbury and other districts. Confirm the district by exact address.

Which town has the easier commute to New York City?

Monroe wins here. Harriman station on the Port Jervis Line is in town. The Monroe Park and Ride by Museum Village has 589 free spaces for the Short Line bus.

Chester has no train station. Commuters use the 97-space Chester Park and Ride at Route 17 exit 126, or drive to Harriman station in Monroe. Plan on 90 minutes or more to Midtown at rush hour from either town.

What is daily life like in each town?

Monroe

Busier, with more to choose from. Lake neighborhoods around Walton Lake and Round Lake, lots of new construction, Museum Village and Smith's Clove Park. Woodbury Common and Harriman State Park are next door. Route 17 traffic near the outlets is the tradeoff. Our pros and cons of living in Monroe covers it all.

Chester

Quieter and smaller, about 12,600 people in the whole town. The Village of Chester has a small downtown on Route 94. Sugar Loaf, the town's oldest community, dates to 1738 and is known for its shops and galleries. Goosepond Mountain State Park is just southeast of the village.

If you are buying: where is the better deal?

Buyers have more room in Monroe right now. Over the past year, 4 out of 10 Monroe houses sold at or above asking, down from about 6 out of 10 the year before. In Chester it was more than 5 out of 10.

Both towns are slower than a year ago. Houses took about six weeks from listing to signed contracts, roughly a week longer than last year.

In either town, pull the tax bill, confirm the school district and check whether the house is on a well and septic. Run your payment in the mortgage calculator and read our buyers guide first.
